Are Home Prices Dropping in Las Vegas in 2026?

Quick answer: Yes, slightly. Las Vegas Realtors' August 2026 report shows the median single-family home price easing to $475,000 -- about 1% below last year and down from the record $490,000 set in May and June -- while sales fell 11.9% from July as mortgage rates climbed. It's a cooling market, not a crash.

Every time prices dip even a little, we start getting the same question from buyers and sellers alike: is this the start of a real correction, or just normal seasonal noise? The August 2026 numbers from Las Vegas Realtors (LVR) give us an actual answer instead of a guess, so here's what the data shows and what it means depending on which side of a transaction you're on.

What the August 2026 numbers actually show

Home sales in Southern Nevada dropped 11.9% from July to August 2026, and were down 1.7% compared to August 2025, according to LVR. The median price for a single-family home was $475,000 last month -- a 1% decrease from a year earlier and below the all-time high of $490,000 set back in May and June. LVR president George Kypreos summed it up plainly: local home prices have been fairly stable for about two years, and a bit of a sales slowdown isn't surprising given how much mortgage rates have climbed recently.

Why are Las Vegas home sales slowing down?

The short version: financing got more expensive. Elevated mortgage rates, which started climbing back in 2022, have created what's often called a "lock-in effect" -- homeowners sitting on low rates from a few years ago are reluctant to sell and take on a new, higher rate, which limits how many homes come onto the market and how many buyers can comfortably afford to move. That dynamic has been building nationally for a while, and August's numbers are Las Vegas's latest data point in that longer trend, following a run of record prices in 2021 that LVR says hasn't been matched since.

Are condo and townhouse prices moving the same way?

Not quite -- condos and townhomes actually moved in the opposite direction on price. The median condo/townhouse price was $299,900 in August 2026, up 0.6 percentage points from a year ago, though still below the record $315,000 set in October 2024. Sales in that segment fell harder than single-family homes, though, down 7.4% year-over-year compared to a 1.7% drop for houses -- so it's a smaller, pricier-per-sale slice of the market with fewer transactions happening.

How much inventory is on the Las Vegas market right now?

Inventory is loosening up compared to last year. LVR counted roughly 7,590 single-family homes listed without any offer at the end of August 2026, a 5.3% increase from a year earlier. Condos and townhomes without an offer numbered 2,714, up 6% year-over-year. Put together, that works out to a bit over four and a half months of supply -- slightly more breathing room for buyers than this time last year, though still short of the six-month mark that's typically considered a fully balanced market.

In our own conversations with buyers this year, we've noticed more of them are willing to walk away from a listing that's priced aggressively, simply because they finally have a second or third option to look at instead of feeling forced to compete. On the seller side, we've also seen more of our listings need a small price adjustment in the first two to three weeks if they were priced off last spring's numbers instead of where the market sits today.

Is this shift toward a buyer's market?

It's a step in that direction, but it's not there yet. LVR's own report notes that this year's sales pace has tracked closely with 2025, which itself was the slowest year for sales since 2007 -- and sales have generally been declining since the record 50,010 properties sold in 2021. Four and a half months of supply is still on the tighter side of neutral. What's changed is that buyers finally have more room to negotiate than they did a year or two ago, particularly on homes that have been sitting for a few weeks.

What this means if you're buying or selling in Las Vegas right now

If you're buying, this is one of the more negotiation-friendly stretches Las Vegas has seen in a few years -- more listings to compare, and sellers who are increasingly open to concessions rather than risk a home sitting. If you're selling, pricing to today's data (not last spring's record highs) is what's separating homes that sell in the first few weeks from ones that linger. Either way, the right move depends heavily on your specific neighborhood, price point, and timeline, which is exactly what a quick strategy session can walk through.
