The filed plans describe a five-story development with its own parking structure, a mix of studio, one-, and two-bedroom units, and amenities including a pool, a clubhouse, and a dog spa.
Who's Behind the Project?
The developer is Howard Hughes Holdings, the Texas-based company behind the Summerlin master-planned community, working through its real estate arm Howard Hughes Communities. The company has already built hundreds of millions of dollars' worth of projects in the Downtown Summerlin commercial core, and has described this proposal as the next step in that district's ongoing build-out — adding housing alongside more retail and improved walkability.
Summerlin itself spans roughly 22,500 acres along the western rim of the Las Vegas Valley and is home to more than 130,000 residents, with some of the highest home and land prices in Southern Nevada. Howard Hughes, the aviator and businessman whose name the development carries, acquired the land in the 1950s; the company has since built numerous projects near Sahara Avenue and the Beltway, including upscale apartment complexes, high-end office buildings, Las Vegas Ballpark, and the Whole Foods-anchored retail hub at the center of Downtown Summerlin.
