Is the Las Vegas Housing Market Slowing Down in 2026?
Is the Las Vegas Housing Market Slowing Down in 2026?
If you have been watching the Las Vegas market and sensing things feel a little quieter, the numbers back that up. Per the Las Vegas Review-Journal, new data released by Las Vegas Realtors shows sales activity cooling in August even though prices are holding close to their highs. Here is what actually happened, in plain numbers, and what it means whether you are buying, selling, or just keeping an eye on your home's value.
Is the Las Vegas housing market slowing down in 2026?
By sales volume, yes. LVR reported that home sales in Southern Nevada dropped 11.9% in August, and were also down 1.7% from August 2025. LVR president George Kypreos described local prices as "pretty stable this year, and really for the past two years or so," adding that a slowdown in sales is not surprising given how much mortgage rates have been rising and the drag that puts on the housing market.
How much did Las Vegas home sales actually drop in August 2026?
A total of 2,252 existing homes, condos, and townhomes sold in Southern Nevada in August. Compared to August 2025, single-family home sales were down 1.7% and condo/townhome sales were down a steeper 7.4%. Combined with the 11.9% figure LVR cited for the month, the picture is consistent: fewer transactions are closing than a year ago, and the slowdown is more pronounced on the condo and townhome side.
Are Las Vegas home prices dropping too?
Only modestly. The median price for a single-family home in August was $475,000, a 1% drop from August 2025 and down slightly from the all-time high of $490,000 set in May and June 2026. Condos and townhomes actually moved the other direction: the August median was $299,900, up 0.6 percentage points year-over-year, though still below the record $315,000 set back in October 2024. In short, this is a sales slowdown story more than a price-drop story.
How much housing inventory is on the market in Las Vegas right now?
Inventory is building. LVR reported roughly 7,590 single-family homes listed without an accepted offer at the end of August, up 5.3% from a year earlier. Condos and townhomes without offers totaled 2,714, up 6% year-over-year. Together, that puts the local market at just over four and a half months of supply, up slightly from a year ago.

Book a Buyer Strategy SessionWhy are sales slowing down if prices are mostly holding?
Two forces are pulling in different directions. Mortgage rates rising through 2026 have priced some buyers out of the market or pushed them to pause, which shows up directly in sales volume. At the same time, most current homeowners are not under pressure to sell, so listings have not flooded the market and prices have stayed close to their highs rather than falling with demand. LVR's own report frames this year's pace as similar to 2025, which was already the valley's lowest annual sales total since 2007 -- a sign this is a multi-year trend, not a one-month blip. For context, sales have generally trended down since 2021, when LVR reported a record 50,010 total properties sold in the valley.
What does this actually mean if you are buying or selling right now?
When we walk buyers through today's market, the growing inventory and slower pace mean more selection and more room to negotiate on price, closing costs, or repairs than buyers had a year or two ago -- something that was much harder to come by during the tightest years of this market. For sellers, the flip side is real: homes still sell, but the days of listing on Thursday and fielding six offers by Monday are behind most price points. We are spending more time with sellers on realistic pricing and presentation before a home goes live, rather than assuming last year's comparable sales still apply today.
