Quick answer: A custom contemporary mansion in Summerlin's exclusive Summit Club community sold off-market for $25 million this month, per Mansion Global — the priciest Las Vegas home sale reported so far in 2026. It's still short of the city's all-time record: a $35 million Summit Club sale from 2024.

Inside the $25 Million Summit Club Sale

The home is one of just 136 residences inside the Summit Club, a guard-gated golf community within Summerlin. Completed in 2025, the six-bedroom house spans more than 9,000 square feet across two levels, with cantilevered concrete terraces and floor-to-ceiling glazing along the back of the house, facing the community's Tom Fazio-designed golf course. The 0.82-acre lot also includes a 2,000-square-foot garage and a pool deck with a spa and fire pit.

Per Mansion Global, citing property records, the seller was an LLC tied to a wealth management firm based in McLean, Virginia, which bought the vacant lot for $3.9 million back in 2021 before building the house. The sale closed off-market, and agent Kamran Zand of Luxury Estates International represented both the buyer and the seller — declining to name either party.

Why Summit Club Sales Keep Setting Records

The Summit Club spans 550 acres and was developed by Discovery Land Company, known nationally for exclusive golf and resort communities. Beyond the golf course, residents get a private social club, 24-hour concierge, and top-tier security — the kind of package that draws buyers who could build anywhere and choose privacy and amenities instead.

This $25 million sale is notable, but it's not the community's record. A Summit Club home sold for $35 million in 2024 and still holds the city's all-time high. Later that same year, Athletics owner John Fisher bought a 10,000-square-foot Summit Club residence for $29.5 million. As of this sale, the priciest active Summit Club listing has been asking $25.9 million since it hit the market in December.

What This Means for the Las Vegas Luxury Market

Deals like this rarely show up on public listing sites, and that's normal at this price tier: once you're transacting above $20 million, most sellers weight privacy over marketing exposure, and it's common for one agent to represent both sides quietly rather than run a public campaign. If you're only watching MLS-listed comps for guidance on Summerlin's luxury market, you're missing a meaningful share of what's actually trading. That's also why per-square-foot pricing at this level tracks land scarcity and community amenities — not just the housing market broadly covered in our Las Vegas Valley market guide. For more on where luxury pricing has been heading valley-wide, see our coverage of Las Vegas luxury prices rising faster than almost anywhere else and what a recent Henderson estate resale revealed about buyer appetite at the top of the market.
