What Is Being Built on the Old Badlands Golf Course in Las Vegas?
For close to ten years, the shuttered Badlands golf course in west Las Vegas was better known for lawsuits than for homes. That chapter is over. The Las Vegas Review-Journal reported this week that Lennar has started construction on the site, with roads and homesites now taking shape on land that sat idle while the city and the former owner fought in court. Here is what is planned, how the site got here, and what it means if you are shopping for a home on the west side of the valley.
What Is The Preserve?
The Preserve is the name Lennar gave its master-planned community on the old golf course. According to NVBEX and the Review-Journal, the site covers about 250 acres and is planned for 1,480 homes in a mix of townhomes, condos and single-family houses. Review-Journal coverage of the construction start also lists planned amenities including a pool, a fitness center, a playground, and basketball and pickleball courts.
For context, a project of that size would be one of the larger new-home communities in the established west valley, where most nearby neighborhoods were built out years ago. It is also the second large Lennar project in the city to move forward this month, after the downtown groundbreaking covered in our look at when you can buy at The Foundry in downtown Las Vegas.
Why Did the Badlands Site Sit Empty for So Long?
The dispute dates to 2015, when developer Yohan Lowie bought the golf course intending to build homes. FOX5 Las Vegas reported that the city granted his company, EHB Cos., land entitlements but did not approve the zoning needed to build, and the developer filed four separate lawsuits arguing the land had been made useless. Neighbors strongly opposed the earlier plans, which called for far more multifamily units than the current design.
The city agreed in December 2024 to a settlement worth about $636 million, and in March 2025 Mayor Shelley Berkley announced a final resolution. Under it, the city acquired the remaining parcels, roughly 254 acres in all, and Lennar then bought the property from the city. Lennar was not a party to the litigation, and the city council approved its housing plan for the site in early 2025.
When Will Homes at The Preserve Be for Sale?
No sales date or pricing has been announced. A sign Lennar put up at the site in 2025 read “Coming 2028,” and the work now underway is the early stage of a large build: streets, utilities and graded homesites come before model homes and a sales office. With 1,480 homes planned, the community is likely to be released in phases over several years rather than all at once.
If you are hoping to buy there, the practical step is to register interest with the builder and watch for the first release, while keeping an eye on what else is available in the meantime.
What Does The Preserve Mean for West Las Vegas Buyers?
New supply in a built-out part of town is rare. Most of the valley’s new construction happens on the edges, in the southwest, the northwest and the far reaches of Henderson and North Las Vegas. A large infill community in an established area gives buyers who want new construction a closer-in option than they usually get.
Timing is the trade-off. If you need a home in the next year or two, The Preserve is unlikely to be ready. Our breakdown of whether now is a good time to buy new construction in Las Vegas covers how builder pricing and incentives compare with resale homes, which is the comparison most buyers will be making while this project gets built.
Will New Homes on the Badlands Affect Nearby Home Values?
No one can promise either way, and it will depend on the final product, pricing and pace. In general, finished new homes nearby give appraisers fresh comparable sales and can draw buyers to an area, while a multi-year construction zone can be an inconvenience for neighbors in the meantime. Land costs matter too: in Summerlin, just to the west, record prices for builder land have pushed up the cost of new construction, which tends to support values for existing homes nearby.
Does The Preserve Help the Las Vegas Housing Shortage?
It helps at the margin. Nearly 1,500 homes on land that produced none for a decade is real new supply, especially in a part of the valley with little room to grow. Against the scale of the valley’s long-running shortfall, though, one community will not change the overall picture. Our look at how long it would take to fix the Las Vegas housing shortage puts those numbers in context.
What Should You Do If You Want to Live Near the Badlands Site?
- Decide how long you can wait. If your timeline is a year or more out, getting on the builder’s interest list costs nothing.
- Compare resale homes nearby now. Established neighborhoods around Alta Drive, Rampart Boulevard and Hualapai Way already offer finished homes, and buyers have more choices across the valley than they did a year ago.
- Ask about construction timing. If you buy near the site, ask which phases are closest to your street and how long work is expected to last.
- Bring your own agent to the sales office. New-construction contracts are written by the builder, so have someone on your side review deposits, timelines and HOA documents.
