Which Fast-Growing Las Vegas ZIP Codes Should Relocators Consider in 2026?
Choosing where to live is the hardest part of a move to a valley this size. One way to narrow the field is to look at where other newcomers are actually landing. Our breakdown of the fastest-growing Las Vegas Valley ZIP codes covered the full ranking. This version looks at the same data from the point of view of someone planning a move.
Where Are New Residents Moving in the Las Vegas Valley?
MovingPlace, an online marketplace for professional movers, analyzed roughly 5 million moves for its mid-year report and ranked ZIP codes by new residents added per capita. Three Nevada ZIP codes made the state’s top five, and two of them are inside the Las Vegas Valley:
- 89034, Mesquite: about 73.3 new residents per 1,000 from January through May, first in Nevada. Mesquite sits about an hour northeast of Las Vegas near the Arizona border.
- 89011, Henderson and Lake Las Vegas: about 50 moves per 1,000 residents, second in Nevada.
- 89138, Summerlin: about 40.5 moves per 1,000 residents, third in Nevada.
Southwest Las Vegas (89113) and a Reno ZIP code (89501) rounded out the state’s top five. No Nevada ZIP code made the national top 50, which leaned heavily toward Florida and Texas, but having two of the state’s top three inside the valley is a clear local signal about where newcomers are choosing to settle.
Is Henderson’s 89011 a Good Fit for Someone Relocating?
The 89011 ZIP code covers northeastern Henderson, including communities like Midway and Calico Ridge and the broader Lake Las Vegas resort-style area. The report points to golf, water activities and restaurants, combined with reasonable access to the Strip and to major employers, as the main draws.
For a relocator, that makes 89011 worth a look if you want a resort feel without a long commute into the core of the valley. It tends to suit people who will use the lake and golf amenities regularly. If your job is on the far west side of the valley, test the drive at rush hour before you commit.

Book a Relocation Strategy SessionIs Summerlin’s 89138 a Good Fit for Someone Relocating?
89138 sits on the western edge of the valley. Its draw is consistency: master-planned neighborhoods that open with parks, trails and schools already in place rather than promised for later, plus proximity to Red Rock Canyon for hiking and outdoor time, while keeping freeway access to valley job centers.
That makes it a natural starting point for relocators who want a fully formed community from day one. If master-planned living is high on your list, our comparison of the master-planned communities that suit relocating buyers best sets Summerlin side by side with other options in the valley.
Does Fast Growth Mean Prices Will Rise Faster in These ZIP Codes?
Not necessarily in lockstep. Mover volume and price appreciation do not always move together, especially when valley-wide inventory is rising. What steady in-migration tends to support is demand resilience: areas that keep attracting new residents usually see fewer of the deep price cuts that show up in slower-growth parts of a market when conditions soften. Henderson and Summerlin both have established infrastructure and amenities, which supports resale demand over time.
For a relocator, the practical takeaway is to treat growth data as a reason to put an area on your shortlist, not as a price forecast. Your purchase still needs to make sense on today’s comparable sales.
How Should a Relocator Use ZIP Code Data to Choose Where to Live?
Start with your daily routine: where you will work, where children will go to school, and how you want to spend weekends. Then use ZIP code data to narrow the list to two or three areas that match. Our guide to what to know before moving to Las Vegas walks through the rest of the planning checklist, from taxes and insurance to school enrollment timing.
If you are still deciding between 89011, 89138 and the rest of the valley, a lease can buy you time to compare them in person. Our look at whether to rent first when relocating to Las Vegas covers when that approach makes sense and how to negotiate a flexible lease.
