Are Las Vegas High-Rise Condo Prices Hitting a Record in 2026?
Most of the Las Vegas housing news this fall has been about cooling: slower sales, more listings and prices drifting off their spring peak. The high-rise condo market is telling a different story. Fewer tower units are changing hands, but the ones that do are selling for more than ever, led by an eight-figure sale on the Strip.
What Did the Latest Las Vegas High-Rise Report Show?
Applied Analysis, the Las Vegas research firm that tracks the tower market, found that existing high-rise condos sold for an average of $793,194 in the first half of 2026. That works out to $546 per square foot. The previous highest full-year average was $746,676 in 2025, at $543 per square foot, so the 2026 average is running about 6% higher on price.
Sales volume moved the opposite way. There were 263 existing high-rise sales in the first six months of the year, down from 293 in the same stretch of 2025, a decline of about 10%. The Las Vegas Review-Journal, which covered the report, said the full-year average price and price per square foot are on track to finish at records.
The headline sale was a two-bedroom residence of nearly 4,000 square feet on the 37th floor of the Waldorf Astoria, which closed at $11.8 million. That is roughly $3,000 a square foot, several times the market average.
Why Are High-Rise Prices Climbing While Sales Slow?
Rising prices on falling volume can look odd, but a few forces explain it:
- Averages follow the mix. An average price is pulled hard by a few very large sales. When more of the closings happen in the top towers, the average climbs even if a typical unit's value is flat.
- Finished luxury supply is thin. Very few residential towers have been completed in the valley in recent years, so buyers who want a finished, full-service building compete for a small pool of units.
- The luxury buyer is less rate-sensitive. The top of the Las Vegas market has held up better than the middle all year. Our look at whether million-dollar homes are still selling in Las Vegas found builders closed 325 homes at $1 million or more in the first half of 2026, even as overall new-home closings fell.
The national and out-of-state demand behind that strength is covered in our breakdown of why Las Vegas is one of the strongest luxury markets in the country. For a current example from Henderson, see our look at whether the Four Seasons condos in Henderson are selling out.

They are a different market. Las Vegas Realtors reported a median condo and townhome price of $299,900 in August 2026, up 0.6% from a year earlier and still below the record of $315,000 set in October 2024. The high-rise average is more than two and a half times that figure.
Two cautions when comparing them. First, the high-rise number is an average and the Realtors figure is a median, so one large sale moves the high-rise number far more. Second, tower units carry costs most garden-style condos do not, such as concierge and valet staff, building security and amenity maintenance, which show up in the monthly HOA dues.
What Does a High-Rise Condo Cost Per Month in Las Vegas?
At Freddie Mac's October 1 average 30-year rate of 7.28%, and with 20% down, monthly principal and interest compare like this:
- Typical condo or townhome, $299,900: about $1,642 a month
- High-rise average, $793,194: about $4,342 a month
Those figures exclude property taxes, insurance and HOA dues, and tower dues can be substantial. Ask for the building's current dues, its reserve study and any planned special assessments before writing an offer. What New High-Rise Projects Are Coming to Las Vegas?
New supply is on the way, though slowly. The Review-Journal reported that construction is ramping up on a luxury high-rise condo development in the Henderson hillsides, while two downtown Las Vegas projects are taking reservations and sales ahead of breaking ground. Pre-construction purchases come with their own risks: longer timelines, deposit terms that vary by developer and finishes you choose from plans rather than seeing in person. Read the purchase agreement and the public offering statement carefully before committing.
Is a Las Vegas High-Rise Condo a Good Buy Right Now?
It depends on what you want from it. For buyers who value lock-and-leave living, views and services, a slower sales pace can mean more time to compare buildings and negotiate. For buyers thinking mainly about appreciation, record averages are a reason to be selective and to compare price per square foot within the same building over the last year.
- Compare recent sales in the same tower and on similar floors, not valley-wide averages.
- Review HOA dues, reserves, rental restrictions and any litigation disclosures.
- Check whether the building allows short-term rentals before counting on rental income.
- If you are 55 or older and downsizing from a large home, weigh dues against the upkeep you are giving up; our guide to luxury homes for 55+ downsizers compares the main options.
For sellers, the record average is good news, but it is driven by the top towers. Price to your own building's recent sales and present the unit well, because buyers in a slower market take their time.

Frequently asked questions
What is the average price of a high-rise condo in Las Vegas?
Existing high-rise condos sold for an average of $793,194 in the first half of 2026, or $546 per square foot, according to an Applied Analysis report covered by the Las Vegas Review-Journal. Both figures topped the previous records set in 2025.
Are high-rise condo sales up or down in Las Vegas?
Down. There were 263 existing high-rise condo sales in the first half of 2026, compared with 293 in the first half of 2025, a drop of about 10%.
What was the most expensive high-rise condo sale in Las Vegas this year?
The top sale reported so far in 2026 was an $11.8 million unit at the Waldorf Astoria, a two-bedroom residence of nearly 4,000 square feet on the 37th floor.
Why are high-rise prices rising if fewer condos are selling?
An average price moves with the mix of what sells. A handful of very large sales at the top of the market pulls the average up, and the supply of finished luxury towers is limited, so the best units hold their value.
How does a high-rise condo compare with a typical Las Vegas condo?
The typical Las Vegas condo or townhome sold for a median of $299,900 in August 2026, per Las Vegas Realtors. High-rise units are a separate, much pricier niche, so compare them with other tower units rather than the overall condo median.
Are new high-rise condos being built in Las Vegas?
Yes. Construction is ramping up on a luxury high-rise project in the Henderson hillsides, and two downtown Las Vegas developments are selling units ahead of breaking ground.
