Are the Four Seasons Condos in Henderson Selling Out?
While much of the Las Vegas Valley is dealing with more listings and slower sales this fall, the top of the condo market in Henderson just posted one of its strongest updates yet. Here is what the latest milestone means, what is still available, and what it tells buyers and sellers in the Henderson luxury market.
How Many Four Seasons Condos Are Left?
The development team announced on October 12 that 148 of the 171 residences are under contract, which leaves roughly 23 homes that were not yet spoken for at that point. The Las Vegas Review-Journal reported the milestone as the project reaching $950 million in sales.
Some quick math puts that in perspective. Dividing $950 million across 148 contracts works out to an average of roughly $6.4 million per residence. That average blends smaller two-bedroom homes with large penthouses, so individual prices vary widely, but it shows where this building sits: well above anything else in the Henderson condo market.
The pace has also picked up over time. An earlier Las Vegas Business Press report put sales at about $685 million across 121 homes, so the project has added more than two dozen contracts and well over $250 million in volume since then.
Where Is It, and What Are the Residences Like?
The name says Las Vegas, but the project is in Henderson, inside the guard-gated MacDonald Highlands community southeast of the Strip. MacDonald Highlands already carries some of Henderson’s highest price points. We looked at one example in our breakdown of a $6 million MacDonald Highlands listing on Solitude Ridge.
According to the development team’s update:
- Two towers rising 24 and 25 stories, with 171 private residences in total
- Homes of roughly 2,300 to 8,400 square feet, with two to five bedrooms
- Developed by Azure Resorts & Hotels with Luxus Development, with Suffolk leading construction
- A residential-only project: it is branded Four Seasons, but it is not a Four Seasons hotel
When Will the Towers Be Finished?
Both the north and south towers have reached their full structural height, and glass installation is underway. The team expects to deliver the residences in the fourth quarter of 2027. Before then, the buildings still need interior construction, building systems and the inspections required before anyone can move in.
That timeline has shifted before. Earlier reports pointed to completion in 2026 and then summer 2027, so buyers should treat any delivery date as a target rather than a guarantee.
Why Is Ultra-Luxury Selling While the Wider Market Slows?
The contrast with the rest of the valley is sharp. Las Vegas Realtors reported that condo and townhome sales fell 12.6% year over year in September, with a median price of $290,000. Listings across Southern Nevada have topped 10,000 homes, and a Redfin report covered by the Review-Journal found that nearly 67% of local sales included seller concessions over the summer. On the west side of the valley, our look at whether Summerlin is getting its first high-rise condos covers a proposed tower project that could add to that limited supply.
The top tier runs on different fuel. Buyers at these price points often pay cash or carry little financing, so a 7%-plus mortgage rate matters less to them. Many are relocating from higher-tax states, a trend we covered in our look at why wealthy buyers keep moving to Las Vegas. And branded, full-service buildings remain scarce in Southern Nevada, so new supply at this level is limited.
It fits a broader pattern. High-rise condos across the valley averaged a record $546 per square foot in the first half of 2026, as our analysis of record Las Vegas high-rise condo prices explains, and builders kept closing $1 million-plus new homes even as overall new-home sales fell, which we detailed in our report on whether million-dollar homes are still selling.
What Does This Mean If You Own a Luxury Home in Henderson?
If you own a large home in MacDonald Highlands, Anthem or another Henderson luxury enclave, the Four Seasons sales pace is a useful signal: there is a deep pool of buyers willing to pay a premium for lock-and-leave living with views and services. Some of those buyers are local owners trading down from big single-family homes, and they will be selling those homes as their tower units near completion in 2027.
That has two practical effects for sellers:
- More resale competition later. As closings approach, some contract holders will list their current homes, which can add luxury inventory in the same neighborhoods.
- Pricing still has to match the market. Demand at the very top does not lift every listing. Homes priced above recent comparable sales are still sitting longer in 2026.
What Should Buyers Check Before Buying Pre-Construction?
For anyone considering one of the remaining residences, or any pre-construction tower in the valley, a few items deserve a careful read before signing:
- Deposit terms. Know how much is due and when, and under what conditions it is refundable.
- Completion risk. Read what the contract says if delivery slips past the target date.
- Monthly costs. HOA and service fees in amenity-heavy buildings can be substantial and are often finalized late in construction.
- Financing at closing. If you plan to finance, rates in 2027 may look very different from today’s.
- Your current home. Decide whether to sell now or closer to delivery, since that choice affects both your cash position and your timing.

Frequently asked questions
How many Four Seasons Private Residences Las Vegas units are still available?
As of the development team’s October 12, 2026 update, 148 of the 171 residences were under contract. That leaves about 23 homes not yet under contract, although availability can change week to week.
Where is Four Seasons Private Residences Las Vegas?
Despite the Las Vegas name, the two towers are in Henderson, inside the guard-gated MacDonald Highlands community southeast of the Strip. It is a residential project, not a Four Seasons hotel.
When will the Four Seasons towers in Henderson be finished?
Both towers have topped out and glass installation is underway. The development team expects to deliver the residences in the fourth quarter of 2027, after interior work and the required inspections.
Does $950 million in sales mean the homes have closed?
No. The roughly $950 million figure reflects contracted sales. Buyers in a pre-construction tower typically close when the building is complete, so those contracts are commitments, not finished sales.
Does the Four Seasons sales pace mean Las Vegas home prices are rising?
Not across the board. Ultra-luxury towers draw a small, mostly cash-rich buyer pool, while the broader market has more listings, slower sales and frequent seller concessions in 2026. The two segments are moving at different speeds.
