Is Summerlin Getting Its First High-Rise Condos?
For decades, high-rise living in Las Vegas has mostly meant the Strip corridor and downtown. Summerlin has grown to roughly 22,500 acres and more than 130,000 residents without a single residential high-rise. A new filing could change that. Here is what has been proposed, what is still unknown, and what it means if you have been thinking about a lock-and-leave home on the west side of the valley.
What Is Summit House?
Summit House is a proposed two-tower condo complex from Howard Hughes Holdings, the company that develops Summerlin, and Discovery Land Co. According to plans reported by the Las Vegas Review-Journal and summarized by Hoodline, the project calls for:
- Two 21-story towers with a combined 260 condo units
- About 1.76 million square feet in total
- A skybridge on the 17th floor connecting the towers, with a bar, outdoor terraces, a restaurant and event space
- Two levels of underground parking
Howard Hughes and Discovery Land have worked together since 2015 on The Summit Club, the private golf community in far-west Summerlin that set the valley’s top sale price earlier this year. For background on that enclave, see our look at the record Summit Club home sale.
Where in Summerlin Would the Towers Go?
The site sits just east of the Downtown Summerlin outdoor mall, near Sahara Avenue and the 215 Beltway. That puts the towers within walking distance of shopping and dining and close to the beltway for trips across the valley. It is also the same part of Summerlin where Howard Hughes has been adding density. Clark County commissioners approved a separate 354-unit, five-story apartment complex next to Downtown Summerlin in September, which we covered in our breakdown of the new Downtown Summerlin apartments.
What Amenities Are Planned?
The amenity list reads more like a resort than a typical condo building. Plans include:
- Outdoors: multiple pools, a pool bar, an event lawn and a putting and chipping practice area
- Social spaces: a wine cave and tasting room, a speakeasy-style lounge, a sports bar and grill, and golf simulators
- Wellness: a fitness center, salon, treatment rooms, sauna, and hot and cold plunges
- Recreation: pickleball courts and a bowling alley
Amenities on this scale usually come with HOA dues to match. Dues have not been announced, but anyone budgeting for a future unit should expect them to be a meaningful part of the monthly cost.
How Much Will Summit House Condos Cost, and When Can You Buy?
Nobody knows yet. The developer has not released expected pricing, construction costs or a timeline. Clark County records showed no hearings scheduled on the proposal when the plans were reported. Howard Hughes CEO David O’Reilly told the Review-Journal that the number of interested buyers already exceeds the 260 planned units, and he described the project as a fit for Summerlin residents who may want a lock-and-leave lifestyle as they get older. That is the developer’s view of demand, not a sales figure, and no reservations or contracts have been reported.
In practical terms, a project at the filing stage still has to clear county review, finalize design and pricing, and then be built. Anyone hoping to move into Summit House should plan on a multi-year wait.
What Does the Wider High-Rise Market Look Like Right Now?
Summit House would arrive in a high-rise market that is small but expensive. An Applied Analysis report covered by the Review-Journal found that Las Vegas high-rise condos averaged $546 per square foot in the first half of 2026, above the previous record of $543 set in 2025. Resale volume moved the other way: 263 existing high-rise units sold in the first half of 2026, down from 293 a year earlier. Our analysis of record Las Vegas high-rise condo prices goes deeper on those numbers. Across the valley in Henderson, our update on whether the Four Seasons condos in Henderson are selling out shows how buyers are responding to a tower project already under construction.
The broader condo and townhome market is softer. Las Vegas Realtors reported that condo and townhome sales fell 12.6% year over year in September, with a median price of $290,000. Luxury towers and everyday condos are behaving like two different markets.
What Does This Mean If You Are Thinking About Downsizing?
If you own a larger Summerlin home and like the idea of a single-level, lock-and-leave condo nearby, Summit House is worth tracking, but it is not a plan you can count on yet. A few practical steps make sense now:
- Separate your timeline from the project’s. If you want to move within the next year or two, your realistic options are existing towers, single-story homes and age-qualified communities that are already built.
- Know what your current home is worth. Your equity decides what you can buy next, whether that is a tower unit later or a smaller home now.
- Watch for the county hearing. A scheduled hearing would be the first sign the project is moving, and it is usually when more details become public.
- Budget for dues, not only price. In amenity-heavy buildings, monthly HOA costs can shape affordability as much as the purchase price.

Frequently asked questions
What is Summit House in Summerlin?
Summit House is a proposed condo project from Howard Hughes Holdings and Discovery Land Co. Plans filed with Clark County call for two 21-story towers with 260 units just east of Downtown Summerlin, near Sahara Avenue and the 215 Beltway. It would be the first residential high-rise in Summerlin.
How much will Summit House condos cost?
No pricing has been released. The developer has not shared expected prices, construction costs or a timeline, so any price you hear right now is a guess.
When will Summit House be built?
There is no construction timeline yet. Clark County records showed no hearings scheduled on the proposal when the plans were reported in October 2026, so the project still has to go through county review before any work can start.
Who is building Summit House?
It is a joint venture between Howard Hughes Holdings, the master developer of Summerlin, and Discovery Land Co. The two companies have partnered since 2015 on The Summit Club, the private golf community in far-west Summerlin.
Should I wait for Summit House or buy an existing high-rise condo?
That depends on your timeline. Summit House has no price, no start date and no completion date yet, while existing Las Vegas high-rise towers have homes for sale today. Buyers who need to move in the next year or two will be choosing from existing towers or single-level homes either way.
