Which Fast-Growing Las Vegas-Area ZIP Codes Make Sense for 55+ Buyers? header image.
Quick answer: Three Nevada ZIP codes led a new mover-data report, and all three appeal to buyers 55 and older for different reasons. Mesquite's 89034 grew fastest, adding about 73.3 residents per 1,000 from January to May, with retirees drawn by warm weather and lower density. Henderson's 89011 near Lake Las Vegas ranked second at 50 per 1,000 for golf and lake living. Summerlin's 89138 ranked third at 40.5 per 1,000 for trails, parks and Red Rock Canyon access.

Earlier this fall we covered which Las Vegas Valley ZIP codes are growing the fastest right now, based on a mid-year report from MovingPlace, an online movers marketplace that analyzed roughly 5 million moves. This post looks at the same ranking through a different lens: if you are 55 or older and thinking about where to buy next, which of these fast-growing areas fits that stage of life, and what should you weigh before choosing one?

Which Nevada ZIP Codes Are Growing the Fastest?

MovingPlace ranked ZIP codes by new residents added per capita. Nevada's top five were:

  • 89034, Mesquite: about 73.3 new residents per 1,000 from January through May
  • 89011, Henderson (Lake Las Vegas area): 50 moves per 1,000 residents
  • 89138, Summerlin: 40.5 moves per 1,000 residents
  • 89113, southwest Las Vegas
  • 89501, Reno

None of Nevada's ZIP codes made the national top 50, which leaned heavily toward Florida and Texas. Still, two of the state's top three sit inside the Las Vegas Valley.

Why Is Mesquite Drawing Retirees?

Mesquite sits about an hour northeast of Las Vegas near the Arizona border. The report credited its warm climate, recreational amenities and lower-density setting, and noted it is particularly attractive to retirees and to buyers who want more space at a lower price point.

For a 55+ buyer, the tradeoff is distance. A quieter small-city setting can be exactly the point, but it also means longer drives to the Las Vegas airport, specialists and family in the valley. Before committing, map the trips you actually make each month and drive them yourself.

Is Henderson's Lake Las Vegas Area a Good Fit for 55+ Buyers?

The 89011 ZIP covers northeastern Henderson, including the Midway and Calico Ridge communities and the broader Lake Las Vegas resort-style area. The report pointed to golf, water activities and restaurants, along with easy access to the Strip and major employers.

That mix suits buyers who want an active, resort-style setting without leaving the valley. It is also an area where second-home buyers are common, so look closely at HOA rules, rental policies and dues, which vary widely from one community to the next. Why Does Summerlin Keep Attracting New Residents?

Summerlin's 89138 sits on the valley's western edge. The report pointed to master-planned neighborhoods with parks and trails and its location near Red Rock Canyon, all within reach of the Strip and the valley's job centers.

For 55+ buyers, Summerlin's appeal is that the amenities are already built rather than promised. If you want a quieter pace with hiking and outdoor access close by, it belongs on the shortlist. Single-story homes can be harder to find in some newer sections, so set that filter early if stairs are a concern.

Does Fast Growth Mean Prices Will Rise Faster?

Not necessarily. Mover volume and price appreciation do not move in lockstep, especially when valley-wide inventory is improving. What steady in-migration tends to support is demand resilience: areas that keep attracting residents usually see fewer deep price cuts when the broader market softens. For a 55+ buyer, that matters less as a short-term bet and more as reassurance that the home should still appeal to the next buyer if plans change.

What Should 55+ Buyers Weigh Before Choosing an Area?

  • Daily distances: doctors, pharmacy, grocery, family and the airport.
  • Home layout: a single-story plan or a main-floor primary suite.
  • HOA costs and rules: dues, what they cover, and any age or rental restrictions.
  • Resale appeal: how the home would show to the next buyer in five or ten years.
  • Your sale first: if you are selling a larger home to fund the move, decide whether to sell first or buy first.

On that last point, our look at whether now is a good time for 55+ homeowners to downsize covers today's resale conditions, and our guide for 55+ retirees considering a luxury home compares low-maintenance options with higher-end ones.
