Is Now a Good Time for 55+ Homeowners to Downsize in Las Vegas?
Downsizing usually means two transactions at once: selling a larger home and buying a smaller one. That makes a shifting market a little more complicated, because what helps you as a buyer can work against you as a seller. This post takes the numbers from our original breakdown of whether home prices are dropping in Las Vegas in 2026 and looks at them through the eyes of a 55+ homeowner weighing a move.
What Is Happening With Las Vegas Home Prices Right Now?
Prices are cooling, not collapsing. Las Vegas Realtors reported a median single-family price of $475,000 in August 2026, about 1% below a year earlier and below the record $490,000 set in May and June. Sales fell 11.9% from July and were down 1.7% from August 2025. The local Realtors group noted that prices have been fairly stable for about two years and tied the slower pace of sales largely to higher mortgage rates.
Is It a Good Time to Sell a Larger Las Vegas Home?
It can be, with realistic expectations. A seller today is competing with more listings than a year ago: roughly 7,590 single-family homes were listed without an offer at the end of August, up 5.3% year over year. That works out to a bit over four and a half months of supply, which is still short of the six months usually considered a balanced market. In practice, homes priced to current data still sell, while homes priced to last spring's record are more likely to sit.
Many longtime owners also have substantial equity, which softens the impact of a slightly lower sale price. Before you list, our checklist for what to do before listing your home in Las Vegas covers the repairs, pricing and paperwork that matter most.

Book a Downsizing Strategy SessionAre Smaller Homes and Condos Getting Cheaper Too?
Not quite. While single-family prices dipped, the median condo and townhome price rose to $299,900 in August 2026, up 0.6% from a year earlier, though still below the October 2024 record of $315,000. Condo and townhome sales fell 7.4% year over year, a steeper drop than for houses, and about 2,714 condos and townhomes were listed without an offer, up 6%.
For downsizers, that means the gap between what a larger house sells for and what a smaller attached home costs has narrowed slightly. The upside is more inventory to choose from on the buying side, which gives you more room to be selective about floor plans, single-level living and HOA terms.
Should You Sell First or Buy First When Downsizing?
There is no universal answer, but the current market changes the trade-offs:
- Selling first locks in your proceeds and removes the risk of carrying two homes, which matters more when homes are taking a little longer to sell.
- Buying first lets you secure the right smaller home while inventory is up, but it requires the budget or financing to cover both properties for a while.
- Coordinating both through a rent-back or a flexible closing date can bridge the gap, and sellers in a slower market are often more open to flexible terms.

What Are the Main Downsizing Options in the Las Vegas Valley?
Most downsizers here weigh three paths: a smaller single-family home, a condo or townhome, or an age-qualified 55+ community. Each comes with different HOA structures, maintenance expectations and amenities. Budget is part of the decision, but so is how you want to spend your days.
