Is Now a Good Time to Buy Investment Property in Las Vegas?
We get a version of this question from investors every time the market shows any softness at all: is this a dip worth buying into, or a warning sign? The August 2026 numbers from Las Vegas Realtors (LVR) -- the same report we broke down for buyers and sellers generally in our look at whether Las Vegas home prices are dropping -- give a clearer read specifically for anyone weighing a rental property purchase rather than a primary residence.
What's happening in the Las Vegas investment property market right now?
Home sales in Southern Nevada fell 11.9% from July to August 2026 and were down 1.7% from a year earlier, according to LVR. The median single-family home price was $475,000 last month, about 1% below a year ago and below the all-time high of $490,000 set in May and June. LVR's own president has described local prices as fairly stable for roughly two years, with the recent sales slowdown tied largely to how far mortgage rates have climbed. For an investor, stable-to-softening prices combined with slower competition is generally a more favorable combination than a hot, fast-moving market where every listing draws multiple offers.
Does more housing inventory in Las Vegas mean better deals for investors?
It's a meaningful factor. LVR counted about 7,590 single-family homes and 2,714 condos and townhomes listed without an offer at the end of August 2026 -- up 5.3% and 6% year-over-year, respectively. Together that works out to roughly four and a half months of supply, more breathing room than investors had a year ago, though still short of the six-month mark that's typically considered a balanced market. More listings sitting without an offer generally means more sellers willing to talk price, terms, or concessions -- exactly the negotiating room an investor wants when running numbers on a potential rental.

Book a Buyer Strategy SessionHow do current mortgage rates affect rental property returns in Las Vegas?
Higher borrowing costs cut two ways for investors. On a purchase you're financing, elevated rates raise your monthly carrying cost and compress cash-flow margins compared to a few years ago -- something worth modeling carefully into any pro forma before you make an offer. At the same time, those same rates are why many current owners are staying put rather than selling and taking on a new, higher-rate mortgage themselves, a "lock-in effect" that has limited how much inventory reaches the market even as available listings grow in relative terms. Cash buyers and investors financing a smaller share of the purchase are generally best positioned to take advantage of the current negotiating room without that financing drag.
Are condos or single-family homes a better investment in Las Vegas right now?
They're behaving differently. The single-family median eased about 1% year-over-year to $475,000, while the condo and townhouse median actually moved up 0.6% to $299,900 -- though still below the record $315,000 set in October 2024. Condo sales, however, fell harder: down 7.4% year-over-year compared to a 1.7% drop for single-family homes. That points to a smaller, pricier-per-sale condo segment with fewer transactions happening, which can mean less competition for an investor comfortable with that space, but also a thinner pool of comparable sales to underwrite against.
In our own work with buyers and sellers this year, we've noticed more people willing to walk away from an aggressively priced listing simply because they finally have other options to compare it against -- that same dynamic applies directly to investors shopping for a rental property, where overpaying even slightly can erase a year or more of cash flow. We've also seen more sellers agree to a price adjustment in the first two to three weeks on the market when a listing was originally priced off last spring's stronger comps rather than where the market sits today, which is often where an investor's best opening offer lands.
Is Las Vegas in a buyer's market for real estate investors?
It's moving in that direction without being fully there yet. LVR's report notes this year's sales pace has tracked closely with 2025, itself the slowest year for sales since 2007, continuing a decline since the record 50,010 properties sold back in 2021. Four and a half months of supply is still on the tighter side of neutral, not a true buyer's market by the traditional six-month benchmark. What has genuinely changed is that investors now have more room to negotiate than a year or two ago, especially on properties that have sat on the market for a few weeks without an offer.
What should an investor check before buying rental property in Las Vegas?
Underwrite against current comps, not last spring's record pricing -- the gap between the two is exactly where negotiating room lives right now. Factor today's financing costs into your cash-flow math rather than rates from a few years ago, and pay attention to days-on-market on any specific listing: properties that have already sat for a few weeks are typically where sellers are most open to concessions on price, closing costs, or timeline. Your target neighborhood matters too, since Henderson, Summerlin, and North Las Vegas can move on different timelines from each other even within the same valley-wide numbers.

Frequently asked questions
Is now a good time to buy investment property in Las Vegas?
It's more favorable for investors than it's been in a few years, though not dramatically cheap. The median single-family price eased to $475,000 in August 2026, sales fell 11.9% from July, and inventory grew -- giving investors more room to negotiate than during the tighter markets of 2021-2024.
Does more housing inventory in Las Vegas mean better deals for investors?
It helps. About 7,590 single-family homes and 2,714 condos/townhomes were listed without an offer at the end of August 2026, both up year-over-year, pushing supply to roughly four and a half months.
How do current mortgage rates affect rental property returns in Las Vegas?
Elevated rates raise financing costs on a financed purchase and are part of why sales have slowed; they're also why many owners are staying put, which limits inventory even as it grows in relative terms.
Are condos or single-family homes a better investment in Las Vegas right now?
The single-family median eased about 1% year-over-year to $475,000, while the condo median rose 0.6% to $299,900 -- though condo sales fell harder, down 7.4% year-over-year versus 1.7% for houses.
Is Las Vegas in a buyer's market for real estate investors?
Trending that way but not fully there -- four and a half months of supply is still on the tighter side of the six-month balanced-market benchmark.
What should an investor check before buying rental property in Las Vegas?
Underwrite against current comps, model today's financing costs, and watch days-on-market -- listings that have sat longer are where sellers are most open to concessions.
